How soon can we start?
Next, our concierge partner will send a local project manager on-site to walk the property, take photos, and capture any critical measurements. From this, the project manager will provide a detailed project scope for the homeowner to review and approve.
Our concierge partner will bring their selected contractor partners to visit the property, to review the planned project scope, and to confirm they’re able to meet the project cost and timeline requirements. This is to minimize surprises during the renovation phase.
A fixed bid proposal will be provided to the homeowner. The bid will include a detailed scope of work broken out by project phase as well as approximate project start and completion dates. The homeowner and the agent are welcome to provide input on project scope and its impact on home value throughout this process.
Once the homeowner agrees on the scope of work and the fixed bid, a contract will be signed with our concierge partner. The contract will include the exact same scope of work that is provided to our selected contractor partners, so we’ll all be working with the same project expectations.
Next, our contractor partners will begin the project on the agreed-upon start date. A dedicated project manager will oversee the job and provide the agent and homeowner with a digital project log with regular updates and photos of the completed work.
When the renovation is completed, your real estate agent will market the property at the price that the agent and the homeowner determined.
Our concierge partner allows up to 1 year for the home to sell and close, the renovation costs are then due and payable by the homeowner at escrow.
